Studio KHORA Explores "Architecture of Perception" in South Florida's Coastal Residences
The residential architecture firm examines how movement, light and spatial sequence shape the experience of waterfront living.

Studio KHORA, a residential architecture firm working along Florida’s southeast coast, has outlined a design approach it calls the Architecture of Perception, developed through its work designing custom oceanfront homes in Palm Beach County and South Florida’s coastal communities.

The approach, as the firm describes it, focuses on how a residence is experienced over time — through arrival, movement and changing light rather than on its appearance as a static object.

“No one lives in a photograph,” Studio KHORA states. “A house is approached, entered, moved through and returned to at the end of a day. We design for that experience the one no camera captures.”

At this level of residential work, the firm notes, materials and craftsmanship are assumed. “They are the price of entry, not the achievement. What distinguishes a residence is the idea behind it.”

Several spatial techniques define the approach: corridors that delay a view, walls that conceal the water before revealing it, courtyards that interrupt movement, and the changing character of rooms under South Florida’s coastal light.

The Silent Courtyard, a recent KHORA residence, applies these ideas directly. Its arrival sequence is deliberately staged, and a central courtyard is designed to create what the architects describe as “a certain stillness not the stillness of withdrawal, but of presence.”

Each coastal site presents different conditions for this kind of design thinking. A residence in Palm Beach may begin with the Atlantic horizon and the ritual of arrival from ocean and street. In West Palm Beach, where a new generation of financial-industry residents has reshaped the waterfront, custom home architects in West Palm Beach are increasingly asked to design for both privacy and presence. Along the Intracoastal, luxury waterfront residences in Boca Raton produce their own dialogue between landscape, structure and interior space, while Miami Beach pairs oceanfront living with one of the country’s most significant contemporary art cultures.

Studio KHORA’s recognition includes selection among Ocean Home magazine’s Top Coastal Architects in America for 11 consecutive years, and inclusion by the Luxury Lifestyle Awards among the Top 100 architects globally in both 2024 and 2025.

The question the firm builds around, in its own words, is whether contemporary architecture in South Florida can change the way a person perceives the world around them. Its stated answer lies not in a new style, but in the experience of the architecture itself.
